WeWork India has entered a leave and licence agreement for 1,60,744 sq ft in Pune, adding about 2,881 desks with an expected investment of around ₹44 crore funded through internal accruals and debt, ETRealty reported, citing a regulatory filing. The new capacity is expected to be operational by July 2027, taking the company's desk count to roughly 1,36,454 from 1,33,573, with current utilisation at 84.9%.

The deal follows WeWork India's opening of two large centres earlier in October — Infinix Palladium in Bengaluru's Whitefield and Millennium Towers in Pune — together adding about 2.25 lakh sq ft and over 4,500 desks aimed at enterprise occupiers.

At the market level, Knight Frank India data reported by The Economic Times shows office leasing across eight major cities at 66.7 million sq ft in January–September 2026, broadly unchanged from a year earlier, but with a shifting mix: global capability centres, flexible workspace operators and domestic businesses are taking a larger share as leasing by traditional third-party IT services firms moderates.

Knight Frank's Shishir Baijal said Bengaluru remains the top GCC destination while Hyderabad is surging in leasing growth, with rents rising across all markets.

What it means for your business

  • Flex operators continue to commit large capital to Pune and Bengaluru, signalling confidence in enterprise demand — expect more Grade A flexible options in both cities through 2027.
  • With GCCs and flex operators absorbing a bigger share of leasing while IT services demand cools, businesses competing for quality space in Bengaluru and Hyderabad should plan earlier and expect firmer rents.
