Address proof required for GST registration, by premises type
Rule 8 of the CGST Rules asks for proof of the place of business, not for ownership. What changes with each premises type is the combination of documents the officer expects to see attached to REG-01.
Owned premises
Latest property tax receipt or electricity bill in the applicant's name
No agreement or NOC needed when the ownership document carries the same name as the PAN holder.
Rented / leased premises
Registered rent agreement + landlord's electricity bill or tax receipt
The agreement must be current, name the applicant entity, and match the address on the utility bill line for line.
Shared or coworking desk
Facility service agreement + owner NOC + utility bill of the premises
Officers look for a nameboard and a reachable reception at the seat you declared.
Virtual office address
Rent/service agreement, owner NOC, electricity bill, signboard photo
Fully valid under the CGST Rules when the provider supports physical verification on site.
Residential address
Consent letter from the owner + electricity bill + ID of the owner
Acceptable, but expect a site visit if the business type suggests stock or footfall.
Why GST address proofs get rejected
- Address on the agreement does not match the utility bill or the REG-01 entry, even by a flat number.
- Electricity bill older than two months at the time of filing.
- Consent letter or NOC missing the owner's signature, date, or property description.
- No signboard with the legal name and GSTIN at the declared premises during verification.
- Additional place of business declared without its own proof set.
Frequently asked questions
Is a virtual office address valid for GST registration?
Yes. The CGST Rules ask for proof of the place of business, not for exclusive occupation. A virtual office works when the provider gives you a rent or service agreement, an owner NOC, a recent utility bill of the premises, and supports physical verification with signage and reception at the address.
What documents does the GST address checker ask for?
The checker asks how you hold the premises — owned, rented, shared, virtual or residential — and then lists the exact proof set: ownership document or agreement, owner NOC or consent letter, a utility bill dated within the last two months, and photographs of the premises and signboard.
How long does GST address verification take?
Where Aadhaar authentication succeeds, registration is typically granted in about seven working days. If the officer flags the address or orders physical verification, it usually extends to 21 to 30 days from filing REG-01.
Why do GST applications get rejected on address grounds?
The most common causes are a mismatch between the agreement, utility bill and REG-01 entry, a utility bill older than two months, an unsigned or undated NOC, and no visible signboard at the premises when the officer visits.
Do I need a separate address proof for an additional place of business?
Yes. Every additional place of business declared in REG-01 needs its own agreement or ownership document, owner NOC where applicable, and its own utility bill.
