Managed workspace provider UrbanVault has leased 160,000 sq ft across three floors at Helios Business Park on Bengaluru's Outer Ring Road, adding nearly 4,000 seats, The Economic Times reported. The large-format deal is about three times the space taken by some competing flex operators in the same property.

The expansion fits UrbanVault's strategy of securing larger centres in established commercial hubs rather than a fragmented footprint. Helios Business Park, in Kadubeesanahalli, is an IGBC-certified and LEED Gold-rated campus-style development.

At the market level, Cushman & Wakefield data reported by CNBC-TV18 shows net office leasing across eight major cities fell 20% year on year to 36.7 million sq ft in January–September 2026, on limited fresh supply and a high base. Gross leasing, which includes renewals and pre-leasing, rose 1% to a record 64.6 million sq ft.

Net leasing fell in Mumbai, Delhi-NCR, Pune, Chennai and Kolkata, but rose in Bengaluru, Hyderabad and Ahmedabad. Cushman & Wakefield's India chief executive Anshul Jain said the market remains structurally strong.

What it means for your business

  • The gap between record gross leasing and lower net leasing means occupiers are renewing and reshuffling more than expanding — expect competition for quality Grade A space in Bengaluru and Hyderabad to stay tight.
  • Large single-campus deals like UrbanVault's signal continued operator confidence in enterprise demand on Bengaluru's Outer Ring Road.
