Flexible workspace operators leased 191,306 seats across India's top eight cities in the first half of 2026, a 68.4% year-on-year rise, according to Cushman & Wakefield.

Gross leasing by flex operators reached 8.4 million sq ft in H1 2026, the highest half-yearly volume on record and up from 5.4 million sq ft in H1 2025. Flex operators took nearly 20% of all office leasing in the period, compared with 13% a year earlier.

Global capability centres (GCCs) accounted for 44% of flex seats leased. Bengaluru was the largest flex market with a 30% share of seat uptake, followed by Hyderabad and Mumbai.

What it means for your business

  • Demand for ready-to-use offices is rising in the biggest metros, so lock in seats early if you plan to expand in Bengaluru, Hyderabad or Mumbai.
  • These figures cover the top eight cities. Tier II markets such as Raipur follow their own supply and pricing patterns.
