India's flexible workspace segment is set to increase capacity by 16–18% over this fiscal and the next, to 140–145 million sq ft, according to Crisil Ratings (5 May 2026).

Crisil estimates flex operators' share of office net absorption rose from around 14–15% in fiscal 2024 to about 20% in fiscal 2026, and expects it to reach about 25% over the next two fiscals.

Operators are expected to add 15–20 million sq ft across new geographies and micro-markets, including Tier II cities, with capital expenditure of ₹4,000–4,500 crore.

What it means for your business

  • More operators are moving into Tier II cities, which should mean more choice for businesses in cities like Raipur. Compare inclusions and lock-in terms, not just the seat price.
