Office leasing across eight major Indian cities reached 66.7 million sq ft in January–September 2026, broadly unchanged from a year earlier, but the mix shifted toward global capability centres, flexible workspace operators and domestic businesses, according to Knight Frank India data reported by The Economic Times.
Cushman & Wakefield data reported by CNBC-TV18 shows gross leasing — including renewals and pre-leasing — rose 1% to a record 64.6 million sq ft, while net leasing fell 20% on limited fresh supply and a high base.
Bengaluru remains the top destination for global capability centres, while Hyderabad is surging in leasing growth. Rents are rising across all major markets, according to Knight Frank's Shishir Baijal.
For businesses evaluating workspace, the trend means more Grade A flexible options are coming to market through 2027, but competition for quality space in Bengaluru and Hyderabad is intensifying.
What it means for your business
- If you're planning to lease or take flexible space in Bengaluru or Hyderabad, start earlier — demand from GCCs and flex operators is absorbing supply faster.
- Rising rents across markets mean locking in terms sooner may save cost, especially for longer commitments.
